PROPERTY DATA BROKER · REMOVAL GUIDE

LightBox opt out: how to remove yourself

LightBox, formerly Digital Map Products, licenses parcel boundaries, assessor ownership records and owner mailing addresses for more than 150 million US parcels, and sells phone and email contacts for commercial and vacant-land owners through its True Owner product. Its own Texas data-broker filing lists what it processes as names, phone numbers and addresses for commercial and residential real estate, and its parcel layer is a common upstream source behind land-acquisition mailing lists.

How to opt out of LightBox

  1. 1.Open the LightBox data rights request page. The form is embedded there, and this is the address LightBox filed with the California and Texas data-broker registries.
  2. 2.Check the state the form has picked. It detects your state from your connection and refuses states without a privacy law, so Florida, New York, Georgia, Washington, Nevada, Arizona and Pennsylvania residents are turned away. If that is you, skip to the email step, which works from any state.
  3. 3.Choose Delete my personal information, then enter your email and full name. Phone and mailing address are marked optional, but fill them in and add the property address if it differs, because that is what LightBox matches a parcel record on.
  4. 4.Submit. LightBox emails to confirm receipt and verify your identity, and states it will not honor a request it cannot verify, so reply to that email when it arrives.
  5. 5.Email path, and the one to use from a refused state: write to privacyinfo@lightboxre.com asking for deletion from the Parcels, Assessment and True Owner datasets and suppression from future licensing. Include your name, mailing address, any property addresses and your phone.
  6. 6.Expect the assessor-sourced name and address to be the part they push back on, since public records are carved out of the California definition of personal information. The phone number and email in True Owner are not public record, so press on those specifically.
  7. 7.Allow 45 days, the statutory window, then follow up. LightBox publishes no response time of its own for US requests.

THE DURABLE FIX

LightBox is one site. You’re on dozens.

The same records that put you on LightBox are spread across our full data-broker opt-out list, and that spread is how wholesalers and spammers got your number in the first place. Opting out of one site helps for a while, then LightBox re-lists you after its next data refresh. FendLand finds you across all 108, files every removal, keeps re-checking because they come back, and blocks the spam already hitting your phone.

Questions

Is LightBox legitimate?

Yes. LightBox is a real company, not a scam. It is a data broker: it buys and compiles property, ownership, and contact records, then licenses them to marketers, lenders, and the skip-trace tools wholesalers use to find owners to call. That is a legal business in the US, which is why your records can be in its database without you ever hearing of it. Opting out is your right and it is free: LightBox publishes its own request process, and you do not have to give a reason. Some property and mortgage data may be kept under regulatory exemptions, so a removal can be partial.

Why is LightBox showing my information?

LightBox builds its file on you from public property and mortgage records, recorded deeds, and commercial marketing data it licenses in bulk, not from anything you handed it. Your name enters its database the moment you appear on a recorded document, which is why it can list you with no signup. You can request removal or suppression for free, though some property and mortgage records may be retained under regulatory exemptions.

Will removing myself from LightBox stop the "we buy your house or land" texts?

It helps, but LightBox is one of many data brokers feeding the same marketing and skip-trace lists, and the records return after each refresh, so the durable fix is removing yourself across the whole set and re-verifying on a schedule, not once. That is exactly what FendLand automates.
