OFFERS
Shield ProOpen to offers without handing out your number.
Every other page here is about keeping people away from you. This one is for when you actually do want to hear an offer. Share one link, let buyers answer your questions first, and keep your real number out of circulation.
Included with Shield Pro. Not a listing service: FendLand takes no part in the sale.
WHY NOT JUST GIVE OUT YOUR NUMBER
A number given once does not stay in one place
You hand it to one interested buyer. That buyer is working a pipeline, their contacts get exported, lists get traded between investors and agents as a matter of routine, and skip-trace tools ingest whatever they can buy. Months later the texts start, and none of them are from the person you spoke to.
None of that requires anyone to act in bad faith. It is simply what happens to a phone number that enters a market where contact data has resale value.
So the useful move is not refusing to talk to buyers. It is talking to them through something you can hand out freely and that carries nothing worth reselling.
THE SAME EXCHANGE, BOTH SIDES
What they see, and what you get
THE BUYER SEES
- 1A page for your property, reached by the link you shared
- 2Your questions, which they answer before anything is sent
- 3A confirmation that their inquiry reached you
What they never see: your phone number, your email, or any other way to reach you directly.
YOU GET
- 1The inquiry with their answers already attached
- 2Every submission in one place, on your schedule
- 3Enough to tell a real buyer from someone working a list
And nothing to decline out loud. An inquiry you are not interested in is a row you leave alone.
ASK FIRST, NOT AFTER
The four answers that settle it
These are the questions a wholesaler is least comfortable answering in writing, and the ones a real buyer answers without hesitating. Getting them up front is most of the value.
Who are you
A name and a company, which is where someone working a list gets vague.
Buying or assigning
A wholesaler intends to sell the contract on, not to own your property.
How is it funded
Cash, proof of funds, or financing. Real answers come with documents.
What timeline
"Close in 7 days" is a sales line far more often than a plan.
Not sure how to read the answers? Telling a real buyer from a wholesaler goes through it properly.
WHERE THIS SITS
The one feature that faces outward
The rest of FendLand reduces what strangers can find and reach. This is the valve you open on purpose, which only works if the rest is already closed.
QUESTIONS
What owners ask about offer links
Does the buyer ever see my phone number or email?+
No. They fill in a form on a FendLand page and their answers come to you. Nothing about how to reach you directly is on that page, so there is nothing for them to store, forward, or sell on.
Is FendLand selling my property or finding me buyers?+
No. This is not a listing service and FendLand takes no part in the sale. It is a contact channel for an owner who is already open to hearing offers and does not want to hand out a personal number to do it.
What can I ask buyers before they reach me?+
The questions that separate a serious buyer from someone working a list: who they are, whether they are buying for themselves or assigning the contract, how they are funding it, and what timeline they want. Answers arrive with the inquiry, so you are deciding with the facts instead of trading texts to get them.
What stops someone abusing the link?+
It is one form on one page, so there is no inbox to flood and nothing to reply to. An inquiry you do not want is a row you ignore, and it never had your number to begin with.
Why does giving out my number matter so much?+
Because it rarely stays with the person you gave it to. Buyers, investors and agents trade and resell contact lists, and a number given once to a single interested party can show up in a skip-trace database months later. That is a large part of how the spam starts.
Where do the inquiries show up?+
In the app, together, with the answers attached to each one. There is no separate inbox to monitor and nothing to dig out of your texts.
